What our data can and cannot tell you, what PropertyInsight.ai is not, and how to use AI-generated content.
Last updated: October 17, 2026
Nothing on this page replaces our Terms of Service. If you have an account, Section 9 (Limitation of Liability) of the Terms governs your use of PropertyInsight.ai.
If you received a PropertyInsight report, export, or share link without an account, you have no agreement with us. We make no representation to you about its contents, and you should not rely on it without verifying it independently.
1. Data accuracy and your own due diligence
PropertyInsight.ai compiles information primarily from commercial property-data providers, supplemented by public records, including those of county and municipal offices, when they are available, and by U.S. Census Bureau data for neighborhood and area context. We work to keep it current and correct, but we cannot promise that every data point is accurate, complete, or up to date.
Some of what you see is licensed from providers we do not control. We surface that information as received; we do not independently re-verify every field, and it may be incomplete, stale, or wrong.
County and municipal offices publish and digitize at very different speeds. This matters more than it sounds: the as-of dates we show describe a record as it was reported to us — they cannot tell you how far behind the source itself is. A recently reported record can still not reflect an instrument recorded last week.
We do not verify data against the official record. PropertyInsight.ai does not verify the information it shows against the county’s official record. Agreement between sources, or between an AI answer and a source, does not mean a value was confirmed, and it does not mean the county record is current.
Title. Our title chain analysis is an informational reconstruction from the public records available to us. It is not an abstract of title, a title search, a title commitment, a title opinion, or title insurance, and it does not substitute for a licensed title professional or a real estate attorney. A chain that looks clear here can still be defective.
No professional relationship. Using PropertyInsight.ai does not create an attorney-client, agency, brokerage, appraisal, lending, escrow, or fiduciary relationship between you and PropertyInsight.ai, LLC. We do not act on your behalf, we do not owe you a professional duty of care, and we are not a party to your transaction.
Before you rely on anything here for a legal, financial, or transactional decision, confirm it directly with the county recorder, auditor, assessor, treasurer, or court that maintains the record, and consult a licensed professional.
If you think something is wrong, email [email protected] with the property address and the field in question. We will look into it — but the authoritative correction has to be made at the office of record. Public records are maintained by the offices that publish them; we cannot change a public record.
Our warranty disclaimer is in our Terms of Service, Section 7 (Data Accuracy). For where property facts come from, see How Our Data Works.
2. Not a consumer reporting agency
PropertyInsight.ai is operated by PropertyInsight.ai, LLC.
PropertyInsight.ai indexes public property records, which include the name of the owner of record. It reports facts about property — ownership of record, recorded instruments, liens, taxes, and valuation context — not assessments of people.
PropertyInsight.ai, LLC is not a consumer reporting agency, and nothing PropertyInsight.ai provides is a “consumer report” as defined by the Fair Credit Reporting Act (15 U.S.C. §1681a(d)).
You may not use PropertyInsight.ai, or any data obtained from it, as a factor in establishing any consumer’s eligibility for credit, insurance, employment, housing or tenancy, or admission — or for any other purpose that would require compliance with the FCRA. This restriction is part of the Acceptable Use section of our Terms of Service (Section 6) and binds every user, including those reaching us through our API or MCP integrations.
Scores and signals. Our scores and indicators — including the Distress Score and any owner-related signals — describe recorded facts about a property and the instruments filed against it. They are not a characterization of any person’s creditworthiness, character, or personal circumstances, and may not be used for any of the purposes above.
If you are a property owner and believe a public record about your property is inaccurate, the correction must be made at the source — the county recorder, assessor, or treasurer that maintains it — because we cannot change a public record. For questions about how your information appears on PropertyInsight.ai, contact [email protected].
3. AI-generated content
Our AI answers are grounded: they are drawn from the records stored for that property, and they cite the row, document, or record behind each answer.
That grounding is a constraint, not a guarantee. Citation is not verification. AI output is informational only, is not checked fact-by-fact by a person, and may be incomplete or wrong.
This applies to any AI-generated text on PropertyInsight.ai, however it is labeled in the product — including the AI Agent, AI co-pilot, AI assistant, “Explain this,” valuation narratives, lender and investor briefs, curative requirements, AI-assembled draft documents such as deed drafts, and output delivered to third-party AI clients through our MCP integration.
AI output is not legal, financial, lending, or appraisal advice. It does not constitute legal representation, title insurance, loan approval, appraisal certification, or notarization, and it does not create an attorney-client relationship. A chain the AI describes as “clear” is not a title determination.
Documents you upload. When you upload a document, our analysis is a reading aid. We do not verify that a document is authentic, properly executed, complete, or recorded, and an extraction or summary of it is not a legal review of it. Documents uploaded to a property are shared with others who have access to that property.
4. Estimates, scores, and modeled scenarios
Valuations, after-repair value, rent estimates, maximum-allowable-offer figures, projected returns, internal rate of return, and cash-flow scenarios are models, not appraisals, quotes, or offers.
They depend on assumptions you supply and on comparable data that may be incomplete or not representative. They are forward-looking, and actual results will differ — often materially.
PropertyInsight.ai, LLC is not an appraiser, broker, lender, or investment adviser, and nothing on PropertyInsight.ai is a recommendation to buy, sell, finance, or refinance any property. An automated valuation is not a certified appraisal and should not be used as the sole basis for a lending or investment decision.
