It reads from authoritative public-records sources, not scraped listing pages; if a record is not there, it says so, and it does not invent one. Answers stay scoped to the Property Details page and the visible property context.
How the co-pilot answers your questions
The co-pilot is wrapped in a retrieval layer that reads the same authoritative property records you do: no scraping, no listing-site quotes, no free-text guesses. It only reads from the title chain, transactions, liens, tax records, comps and AVM snapshots already pulled for the property. Every response links back to the record, row, or document it came from, so you can verify, share, or drop it straight into a memo.
What the co-pilot won't do
We would rather the co-pilot tell you it does not know than confidently make something up. If a deed, lien, or comparable is not in the records on file, the co-pilot says so; it does not issue title opinions, certify lien position, or give legal, tax, or investment advice. Public records lag the world, and if a recent sale or recording has not hit the data set yet, the co-pilot will not pretend otherwise; a clear chain in the co-pilot is a great starting point, but a real transaction still needs an approved title provider's commitment.
