What is PropertyInsight?

PropertyInsight pulls public records, recorded documents, and third-party data onto one property overview page. Anyone can search a property, ask what's going on, and get answers backed by real data.

Who is PropertyInsight designed for?

Real estate professionals, investors, and everyday home buyers. Loan officers, processors, brokers, title, realtors, real estate attorneys, appraisers, and investors are examples, not the whole audience.

What's included in each property search?

A completed property search creates a dated data snapshot. It can include ownership and vesting details, transaction and transfer history, recorded documents, lien and mortgage data, tax assessments, building and site details, valuation context, comparables, and risk signals - depending on what's available. Reopening that saved snapshot is free; Update Data creates a new snapshot and uses one new search.

What can the AI assistant do?

When you open a property, you can ask plain-language questions like "Are there any open liens?" or "Summarize the ownership history." The AI is a quicker way to understand the page. Asking it should feel like asking a real estate professional in whatever area the question calls for.

Is the AI assistant accurate?

The AI answers from the property data PropertyInsight has on file. The same public records and recorded documents on the overview page. This is research, not a title commitment or a licensed appraisal. Confirm critical facts with a licensed title provider before close.

How do I get access to AI features?

After an $8 pull, you can Ask about that property. No subscription required for that Ask. Subscription plans include a monthly AI-token allowance: Pro 250,000, Pro Premium 2M, Teams and Teams Premium 2M, Enterprise contract-defined. MCP AI Channel lets Claude or Cursor read property records you already saved. Asking on the property page works after a pull, including pay-as-you-go. MCP is included with Pro Premium, Teams Premium, and Enterprise. Upgrades take effect immediately and are prorated, from the Billing section in your account settings.

What plans do you offer?

PropertyInsight offers six active options. Pay-as-you-go is $8 per property unlock with no subscription. After an $8 pull, you can Ask about that property. No subscription required for that Ask. Pro is $25/month for a single user and includes 12 searches per month, with additional searches at $3 each. Pro Premium is $85/month for a single user and adds the MCP AI Channel, with no monthly search cap at $1.25 per completed search. Teams is $350/month flat for up to 10 users with team management and shared billing, no monthly search cap, and $1.25 per completed search. Teams Premium is $450/month flat for up to 10 users, everything in Teams plus the MCP AI Channel. Enterprise is custom-priced for larger organizations.

How do search credits work?

Finding an address or reopening saved data does not use a search. One credit or usage fee is applied only after you confirm a new property-data pull, at least one source refresh succeeds, and the dated snapshot is saved. Pro includes 12 completed pulls per month, then each additional pull is $3. Pro Premium, Teams, and Teams Premium have no monthly cap and are $1.25 per completed pull. Allowances reset each billing cycle and do not roll over.

Can I change my plan?

Yes. Upgrades take effect immediately, and you'll be prorated for the remainder of your billing period. Downgrades take effect at the start of your next billing cycle. You can manage your plan from the Billing section in your account settings.

How do I add team members?

Team management is available on the Teams and Teams Premium plans, which each support up to 10 users (flat $350/month for Teams, $450/month for Teams Premium). Teams Premium adds the MCP AI Channel on top of everything in Teams. You can invite members by email from your account settings. For more than 10 users, contact us about an Enterprise plan.

How accurate is your data?

PropertyInsight aggregates public records and commercial property data, then normalizes it into a consistent format so you can compare across properties reliably. As with any diligence workflow, we recommend verifying critical facts through official channels before making legal, lending, or financial decisions.

Is my data secure?

Yes. All data is encrypted in transit and at rest. Access is isolated at the database level so your data is separate from other users, and all authentication and permissions are enforced centrally. Your account access is scoped and secured through the platform's authorization model.

How do I cancel my subscription?

You can cancel your subscription from the Billing section in your account settings. Your access continues through the end of your current billing period, and your plan simply does not renew after that. Payments are non-refundable.

Can I use PropertyInsight for tenant screening, employment, or credit decisions?

No. Payoff Stream, LLC is not a consumer reporting agency, and nothing PropertyInsight.ai provides is a "consumer report" under the Fair Credit Reporting Act. You may not use it as a factor in establishing any consumer's eligibility for credit, insurance, employment, housing or tenancy, or admission. PropertyInsight reports facts about property - ownership of record, recorded instruments, liens, and taxes - not assessments of people. Our full position is set out in our Disclaimer.

Is this a title search?

No. Our title chain analysis is an informational reconstruction from the public records available to us - it is not an abstract of title, a title search, a title commitment, a title opinion, or title insurance. A chain that looks clear here can still be defective. For a transaction that depends on clear title, engage an approved title provider or a real estate attorney.
